Australia- Western Melbourne Group (WMG) has unveiled an ambitious plan to develop Australia’s first sports and recreation-driven suburb in Melbourne’s West, marking a significant $2 billion investment in a public-private partnership with Wyndham City Council. Set for phased completion over the next decade, the project represents a pioneering approach to urban development by integrating sports facilities with residential and commercial areas.

The project plans to create four distinct areas within the suburb: a High Performance Sports Precinct, a Stadium Precinct, a Residential Precinct, and a Commercial and Mixed-Use Precinct. Central to the development is a 15,000-capacity stadium which will serve as the new home for the A-League football club Western United FC. This stadium is slated to be Australia’s first privately-owned, football-specific stadium, adding a landmark sports venue to the state of Victoria.

WMG has brought on board YourLand Developments and Johnson Controls as major project partners. YourLand, known for their work in developing sustainable communities, will lead the creation of over 900 residential dwellings as well as parks and recreational wetlands. Johnson Controls, a global leader in building technology and sustainability, will contribute its expertise to ensure the new developments are equipped with the latest in smart and sustainable technology.

Jason Sourasis, WMG and Western United Executive Chairman, highlighted the transformative potential of the project for Melbourne’s West. “This is not just about building a stadium but creating a vibrant community hub that brings social and economic benefits to the region,” Sourasis explained. The project promises to be a boon for the local economy and a focal point for community engagement and development.

In terms of specifics, the stadium and its surrounding facilities will cover approximately 70 hectares of land in Tarneit. The plan includes three FIFA Pro outdoor playing surfaces and a second stadium with a capacity of 5,000, which will host games as soon as the 2023-24 A-League season.

Funding for the project includes a significant $50 million debt facility secured from Johnson Controls, allowing for the commencement of the initial stages of construction. The total investment of $2 billion underscores the scale and ambition behind the project, which is expected to draw considerable private investment in addition to public funds.

Ali Badreddine, Vice President of Project Delivery and Sustainable Infrastructure at Johnson Controls, emphasized the company’s role in enhancing the new development. “Our technology will ensure that the sports facilities are not only world-class but also sustainable, aligning with today’s environmental standards,” he said.

Dean Gold, Chief Operating Officer of YourLand Developments, expressed confidence in the project’s success. “We are committed to building a legacy that resonates well beyond mere residential and commercial spaces, focusing on a holistic lifestyle that integrates seamlessly with the community’s needs,” Gold stated.

The project’s phased completion is planned over the next decade, with the major facilities expected to be operational by the 2026-27 season. This timeline allows for the meticulous design and implementation required to meet the high standards set by WMG and its partners.

In conclusion, WMG’s project is set to redefine Melbourne’s Western suburbs, positioning it as a hub for sports and healthy living. This innovative approach to urban development could set a precedent for future projects across Australia, particularly in how sports facilities can be integrated into community development plans to foster more vibrant and cohesive urban areas.
